Water Heater Maintenance in Denver

Denver's hard water is the number one enemy of water heater longevity. Annual flushing, anode rod checks, and safety inspections from Done's licensed plumbers keep your unit running efficiently and lasting years longer.

Denver Hard Water Demands Regular Maintenance

Water Heater Maintenance That Pays for Itself

Denver’s tap water is among the harder in the Front Range — high in dissolved calcium and magnesium that settles as scale inside your water heater tank and on heating elements. Left unchecked, that sediment layer forces the unit to burn more energy to heat the same amount of water, shortens the life of heating elements, and eventually cracks tank liners from excess heat. Annual maintenance is the simplest, least expensive way to prevent all of that.

Done’s water heater maintenance visit covers a full flush to remove sediment, an anode rod inspection (the sacrificial component that prevents tank corrosion), thermostat calibration, and a T&P valve test. It’s also a good opportunity to catch small issues before they turn into an emergency call. Learn more about the full range of water heater services we offer, or call 833-539-9153 to get on the schedule today.

  • Extends Equipment Life Regular maintenance — especially in Denver's hard-water environment — can add years to your water heater's lifespan by preventing the sediment buildup and corrosion that cause premature failure.
  • Keeps Efficiency High A layer of sediment as thin as a quarter inch can measurably increase energy use. Flushing your tank annually keeps heating elements direct contact with water and your utility bills in check.
  • Safety Check Included Every maintenance visit includes a T&P valve test and visual inspection of all connections and venting. Catching a failing safety valve early is the difference between a service call and a flooded utility room.

Overdue for Maintenance?

Signs Your Water Heater Needs a Flush and Inspection

Most water heaters in Denver should be serviced once a year. These are signs yours may be overdue.

  • Rumbling or Popping Sounds

That knocking sound when the burner fires? That's hardened scale being heated and cracking. It means sediment has built up to the point where it's audible — and it's working your unit harder than it should.

  • Slower Hot Water Recovery

If your tank takes noticeably longer to reheat after a shower or load of laundry, sediment insulating the heating elements is the likely culprit. A flush often restores recovery speed.

  • It's Been More Than a Year

In Denver, annual maintenance isn't optional — it's how you protect your investment. If you can't remember the last time your water heater was serviced, it's time.

  • Slightly Discolored Hot Water

Faint rust or murky color in hot water can mean the anode rod is depleted and the tank interior is beginning to corrode. Catching this early is the difference between a rod replacement and a full tank replacement.

What's Included

What Done's Maintenance Visit Covers

Our maintenance visit is a thorough inspection and service — not a quick once-over.

  • Full Tank Flush We drain and flush the tank to remove accumulated sediment from the bottom. In Denver's hard-water environment, this is the single most important step in maintaining efficiency and tank longevity.
  • Anode Rod Inspection and Replacement The anode rod sacrifices itself to prevent tank corrosion. Once it's depleted, the tank wall is exposed to rust. We check the rod at every visit and replace it when needed.
  • T&P Valve Test The temperature and pressure relief valve is your water heater's primary safety device. We test it to confirm it opens and closes properly — a stuck valve is a serious hazard.
  • Thermostat Check and Calibration We verify the thermostat is set and reading accurately. The recommended setting is 120°F — hot enough for comfort and sanitation, low enough to reduce standby heat loss and scalding risk.

Had an excellent experience with It's Done Plumbing and Jake the technician. He showed up early, gave me an accurate estimate and finished the job to my complete satisfaction. Will definitely use their services again.

9/08/21 Had another plumbing issue and call Done again. Superb service. Caleb and Dalton did a terrific job. Fast, thorough, clean and helpful. I won't even consider calling anyone else.

2/7/23 Jaered from Done came and cleared a slow basement drain. Quick, professional and left no mess. Done is the only plumbing service I use. Always satisfied.

3/1/24 I was considering having a tankless hot water system installed. I reached out to Done! to see about an estimate. The price was higher than I can afford right now. The price is in line with what others are charging. I didn't have any ideas going in, so this is not a knock on Done! Tankless systems are expensive. I never felt any pressure from the tech. He was professional and courteous.

4/21/26 Decided to have a preemptive cable clean out due to some roots from a holly plant. We weren't having an issue, just decided to stay ahead of it. Jason was quick, courteous and efficient. A good experience.

I had a shower leak, Josh with Done came out, we thought is was fixed. He had to come back out due to the issue being worse and tried again but the issue was actually worse compared to the pervious day. Nothing at all against Josh, I would welcome him back again I just think minimal experience with older facets caused missing something. Then Terry Ryan came out and instead of tearing into my walls as Josh recommend he took everything apart and looked it over himself. He believed he found the issue in a seating nut and changed that out first, put everything together and my shower works great. With no tearing into the wall. Thank you Terry for taking the time to look everything over and having the experience and seeing a possible issue.
I also had my main water shut off valve replaced, which Josh did a great job with.
I am not happy with Done dispatchers and ran into issues with them but the plumbers were great.

I called Done Plumbing after a referral from my property management office. Terry got out here very quickly, and was quite knowledgeable. I had contacted them because of a leak in my ceiling (I'm n a condo with someone above me). H was excellent at figuring out the problem due to his many years of experience in plumbing. After he discovered that the problem would have to be resolved by the other condo's owner, I asked f he could install my new kitchen sink faucet. He was able to install it right then, without having to pull the sink. (Two other guys had looked at it previously, were not able to do the istallation, and predicted the sink would have to be pulled.) Terry was able to install the faucet without pulling the sink. it was expensive, but much less so that the quote I was given by my HVAC maintenance company.

Frequently Asked Questions

How often should I flush my water heater in Denver?

Once a year is the standard recommendation, but Denver’s hard water — which is high in calcium and magnesium — makes annual flushing especially important here. If your unit has never been flushed and is several years old, we may flush it twice in the first year to clear heavy buildup before moving to an annual schedule.

What is an anode rod and why does it matter?

The anode rod is a metal rod (usually magnesium or aluminum) suspended inside your tank. It attracts corrosive minerals in the water and corrodes itself so the tank walls don’t. Once the rod is depleted — typically every 3–5 years, sometimes sooner in hard water — the tank itself starts to rust from the inside. Replacing the rod is far less expensive than replacing the tank.

Can I flush my water heater myself?

You can, but there are a few things to be careful about: sediment-clogged drain valves that fail when opened, hot water burn risks, and T&P valve testing that requires knowing what to look for. Many homeowners prefer to have a licensed plumber handle it — it’s affordable and you get a full safety inspection included. Schedule with Done and we take care of the whole thing.

Does maintenance really extend the life of a water heater?

Yes — especially in Denver. Sediment buildup is a leading cause of premature water heater failure, and hard-water scale accelerates element burnout. Annual flushing removes that sediment before it causes damage. Homeowners who maintain their units regularly typically get several additional years of service compared to those who don’t.
