Denver's Boiler Repair Specialists

Radiant Heat Is Comfortable and Efficient — When Your Boiler Is Running Right

Boilers are reliable, long-lived systems, but when something goes wrong — a leaking zone valve, a failed circulator pump, or pressure that won’t hold — they need a technician who actually knows hydronic and steam systems, not someone who works on forced-air furnaces all day and treats your boiler as an afterthought. Done has been servicing boilers across the Denver metro since 1999, and our team understands the nuances of both hot water and steam systems, including the older cast-iron units common in Denver’s historic neighborhoods.

Whether you’ve lost heat to one zone or your entire system is down, we diagnose the problem accurately and fix it right. Explore our full heating services or call 833-539-9153 to schedule a boiler repair visit — we’re available 24/7 for emergencies.

  • Hot Water and Steam Systems We service both hydronic hot water boilers and older steam systems — including the single-pipe and two-pipe steam setups common in Denver's century-old homes.
  • Zone-Level Diagnostics Lost heat in one room or one floor? We trace zone valve failures, air locks, and piping issues to find exactly where the system broke down.
  • Available 24/7 Boiler failures don't stick to business hours. We offer around-the-clock emergency service so you're never stuck in a cold house waiting until Monday morning.

Signs Your Boiler Needs Repair

Boilers Give Warning Signs — Here's What to Watch For

Boilers rarely fail without warning. If you're noticing any of these issues, it's time to call a technician before a minor problem becomes a major one.

  • Leaking or Pooling Water

Water around your boiler base, near relief valves, or at pipe fittings points to a pressure issue, a failed valve, or a corroded fitting. Even a slow drip should be evaluated promptly to avoid water damage.

  • Pressure Too High or Too Low

A healthy hot water boiler typically operates between 12 and 25 psi. Pressure outside that range — especially if the relief valve is venting — means something in the system needs attention.

  • Uneven Heat Between Zones or Rooms

If some radiators or baseboard units are cold while others are hot, you may have a stuck zone valve, a failing circulator pump, or air trapped in the lines blocking flow.

  • Banging, Gurgling, or Kettling Noises

Loud sounds from your boiler or pipes — knocking when the system fires, gurgling in the lines, or a rumbling kettle sound — often indicate air in the system, scale buildup, or a circulation problem.

Boiler Repairs We Handle

Full-Service Boiler Repair for Hot Water and Steam Systems

Our technicians carry diagnostic tools and common parts for the most frequent boiler failures. Here's what we repair:

Done HVAC technician servicing the blower motor and colorful wiring inside an open furnace at an Aurora home.
  • Circulator Pump Replacement The circulator pump moves heated water through your system. When it fails, heat stops reaching your living spaces. We test, replace, and verify proper flow so every zone heats evenly.
  • Zone Valve Repair and Replacement Zone valves control heat flow to individual areas of your home. A stuck-open or stuck-closed valve causes uneven temperatures or wasted energy. We service all common valve brands and replace when needed.
  • Expansion Tank and Pressure Relief A waterlogged expansion tank causes pressure spikes that trigger your relief valve. We test tank pressure, replace failed tanks, and ensure your system holds proper pressure safely.
  • Burner, Ignition, and Aquastat Service From burner assembly cleaning and ignition failures to aquastat calibration and gas valve replacement, we handle the combustion and control side of your boiler as well as the distribution system.

Our Boiler Repair Process

Methodical Diagnosis, Lasting Repairs

Boiler systems are more complex than forced-air furnaces. We take a systematic approach to find the real cause — not just the obvious symptom.

  1. Call or Schedule Online

Reach us at 833-539-9153 or book through our website. Tell us what you're experiencing and we'll schedule a visit — same day when available, or emergency dispatch for no-heat situations.

  2. System-Wide Inspection

Our technician evaluates your entire system — boiler, expansion tank, circulator, zone valves, piping, and controls — not just the obvious point of failure. Boiler problems are often interconnected.

  3. Clear Explanation and Upfront Quote

We explain what we found in plain language, walk you through the repair options, and give you a firm price before touching anything. No guesswork, no hidden charges.

  4. Repair and Full System Test

After the repair, we run the boiler through a complete cycle, check pressures, verify zone flow, and confirm every part of the system is operating as it should before we pack up.

I have used Done! Plumping many and do not ever use anyone else this particular visit was as always top notch in every way. DJ did an amazing job of explaining what was wrong and all of my options. He then did a really good job of explaining the pros and cons of each option. He truly heard any and all concerns I had and helped me to work through those concerns. He then listened to my questions and answered every question in detail while at no point making me feel like they where silly or repetitive questions. Finally after my decision was made he did a great job of telling me what would happen and what to expect. Last of all DJ made sure to review the ways I could save money and still resolve my issues. And the end of the job he should what he had done and left me feeling like I had received a great value for my money.

Had a visit today from. Jay for ac issue. Jay was great very informational and helpful answer all my questions and made sure I understood everything.

4/4/2024 My Carrier furnace was reflecting an error code. I contemplated calling a furnace company that was offering a great deal for first time clients. I contacted Done Plumbing and Heating instead since they have done all my other plumbing needs as well as initially installing my Carrier furnace and air conditioner. I am so thankful I did contact Done. Jay Mitchell came out within hours of my call for service. He diagnosed the problems and then went over and beyond by verifying my warranty with Carrier for the replacement of the necessary part. He took the time to verify the labor warranty reflecting on my paperwork should have reflected 10 years not 1 year and ensure me that the part and labor were all covered. He was knowledgeable enough to catch the error on warranty coverage on the labor on my paperwork which someone with less experience would not have. He was professional, personable, and kind enough to answer all my questions. He returned early the next day with the replacement part, installed the part, and completed a diagnostic check to confirm all was well with my furnace. He made me feel very valued as a Done customer and reflected kindness in answering all my questions. He gets a 5-star rating with me and he is an asset to Done as an employee. He cemented my commitment to use Done for any needs I have for any repairs or replacements that they can provide in the future. Thank you so much Jay. You certainly made my year and saved me a ton of money by verifying my warranty.

Chad was awesome he reconfigured the pipe exiting the house for the sump pump so it didn’t drain on the sidewalk and added a coupling so I could remove the pipe when I mowed. He understood what I said and his people skills were fantastic. Chad was back to repair the outside spigot on 5/11/2022. Once again he provided a 5 star service. 4/27/23 garbage disposal service was awesome. Quick and cheap. Service providers gave me great info to keep my disposal clean and operating smoothly. As usual Done got it done

Prompt service, no hidden commuter charges, prices quoted on site following inspections. Justin snaked a clogged sewer line successfully. Jeremy (and Austin) assessing the cause of the back up were excellent in estimating further repairs.

Ben on the HVAC side of Done Plumbing & Heating did an outstanding job addressing a host of immediate and persistent issues with our furnace. The series of issues took a few days to resolve, such as compensating us for a wrong part being installed in our furnace by a peer, installing the correct parts, and diagnosing a persistent short cycling problem as due to a thick coat of dust and dog hair build up in A/C coil area that tripped the high limit. It was curious that: (a) I don't own pets since at this residence, and; (b) the company I'd employed for 3 years to "maintain and clean" my furnace didn't catch it during "annual service." Yet, Ben caught it and removed what was a sizeable mound caking/choking the furnace and over working the blowers within an hour of one day... Need I say more! And, is the other company in trouble?!

Today, Neil came to troubleshoot the cause of a loud water heater motor and probably solved the issue with a tank flushing. Plus, he provided comprehensive explanations and quotes for replacement/installation.

Frequently Asked Questions

How do I know if I have a hot water boiler or a steam boiler?

Look at your radiators. Steam radiators have a small air vent on the side (a little metal valve) and only one pipe connection at the bottom. Hot water radiators typically have two pipe connections and no air vent. If you have baseboard heating with fins inside metal covers, that’s almost always a hot water system. Not sure? Our technician can identify your system type on arrival.

My boiler is old — should I repair it or replace it?

Age alone isn’t the deciding factor. Many cast-iron boilers last 30 or even 40 years with proper maintenance. We consider the cost of repair relative to the system’s remaining life, its efficiency, and whether parts are still available. We’ll give you an honest assessment — including when replacement makes more sense financially — rather than pushing you toward the higher-ticket option.

Can you service my boiler if it's an older or less common brand?

In most cases, yes. Our technicians are experienced with a wide range of boiler manufacturers including Weil-McLain, Burnham, Peerless, Slant/Fin, Utica, and others. For very old systems with discontinued parts, we’ll be honest about what’s available and what your options are before proceeding.

How often should a boiler be serviced?

Annual maintenance is the standard recommendation for most boilers. A yearly tune-up typically includes burner inspection and cleaning, flue inspection, pressure and relief valve testing, and circulator and zone valve checks. Regular service catches small problems before they become expensive failures and keeps your system running efficiently all winter. Ask us about our Care Club maintenance plan for ongoing coverage.
