Denver Furnace Tune-Up & Maintenance

Annual Furnace Tune-Up — Keep Your Home Warm All Winter

A furnace tune-up isn't just about efficiency — it's about catching small problems before they become expensive failures in the middle of a Colorado cold snap. Done's maintenance visits cover safety, performance, and the peace of mind that your heating system is ready for whatever winter brings.

Furnace Maintenance Service

An Ounce of Prevention — Done's Furnace Tune-Up Service

Most Denver homeowners don’t think about their furnace until it stops working — and that’s exactly when a tune-up would have mattered most. Done’s annual furnace maintenance service is designed to keep your heating system running safely and efficiently through the full heating season. Our technicians inspect, clean, and test every major component, flag anything that’s starting to wear, and give you a clear picture of your system’s health before the coldest months arrive.

Staying ahead of maintenance also protects your equipment warranty — most manufacturers require annual professional service to keep coverage in place. Whether you prefer to schedule once a year or stay covered year-round, consider enrolling in our Care Club maintenance program for priority scheduling, member discounts, and automatic reminders so the annual visit never slips through the cracks.

  • Safety-First Inspection We test your heat exchanger for cracks, check combustion and venting, and verify carbon monoxide levels — catching hazards before they become health or safety emergencies.
  • Efficiency Optimization A clean, calibrated furnace burns less fuel for the same heat output. Our tune-ups typically help your system run closer to its rated efficiency — which shows up on your gas bill.
  • Best Scheduled in Fall The ideal window is late summer through early fall, before the heating season starts and before our schedule fills up. That said, we perform tune-ups year-round — it's never a bad time to catch up.

Signs You're Overdue for Maintenance

When Did Your Furnace Last Have a Tune-Up?

Furnaces that haven't been serviced in a while often show it — sometimes through higher bills, sometimes through small performance changes, and sometimes not at all until something fails. Here are the most common signs it's time to schedule.

  • Dusty or Stale Air When Heat First Kicks On

That dusty smell at the start of heating season is common, but if it lingers more than a day or two, the heat exchanger and blower components may need a cleaning — and the filter almost certainly does.

  • Higher Gas Bills With No Clear Cause

If your utility bills crept up last winter but your usage habits didn't change, a furnace running inefficiently due to dirty burners, a clogged heat exchanger, or a poorly calibrated system is a likely culprit.

  • It's Been More Than a Year Since Service

Manufacturers recommend annual professional service, and most warranties require it. If you can't remember the last time a technician looked at your furnace, that's the sign you need — schedule now before winter demand peaks.

  • Carbon Monoxide Detector Has Alarmed

A CO alarm is always an emergency — leave the home and call 911 first. Once the source is cleared, Done can inspect your furnace's heat exchanger and combustion system to determine if it contributed to the event.

What's Included

Done's Furnace Tune-Up Covers All the Critical Points

Our tune-up is a complete inspection and cleaning, not a quick once-over. Here's what's included in every Done furnace maintenance visit.

  • Burner Cleaning & Combustion Analysis Dirty burners reduce efficiency and can cause ignition problems. We clean the burners, inspect the flame pattern, and verify that combustion is occurring safely and completely.
  • Heat Exchanger Inspection A cracked heat exchanger allows combustion gases — including carbon monoxide — to mix with circulated air. We inspect this critical safety component on every maintenance visit.
  • Blower Cleaning & Motor Check The blower wheel accumulates dust and debris over time, reducing airflow and straining the motor. We clean the assembly and check motor amperage draw to catch bearings or components nearing the end of their life.
  • Controls, Safety Switches & Thermostat Calibration We test the limit switch, pressure switches, igniter, and flame sensor, and verify that your thermostat is reading and responding accurately — so you're not heating more than you need to.

What to Expect

How a Done Furnace Tune-Up Visit Works

A Done maintenance visit is straightforward and efficient — typically complete in one to two hours with minimal disruption to your day.

  1. Schedule at Your Convenience

Call 833-539-9153 or book online. We'll find a time that works for your schedule. Fall appointments fill quickly, so booking early in the season gets you the most flexibility on timing.

  2. Technician Arrives & Inspects

Your Done technician introduces themselves, asks if you've noticed any heating concerns, and gets to work on the full tune-up inspection. We're in and out efficiently — usually one to two hours.

  3. Clear Written Report

At the end of the visit, we review the findings with you in plain language — what we cleaned, what we tested, and anything we spotted that may need attention now or in the future. No surprises.

  4. Optional Care Club Enrollment

If you want to keep this level of service on autopilot year after year, ask about our Care Club membership — it includes annual tune-ups, priority scheduling, and discounts on any repairs that come up.

4/4/2024 My Carrier furnace was reflecting an error code. I contemplated calling a furnace company that was offering a great deal for first time clients. I contacted Done Plumbing and Heating instead since they have done all my other plumbing needs as well as initially installing my Carrier furnace and air conditioner. I am so thankful I did contact Done. Jay Mitchell came out within hours of my call for service. He diagnosed the problems and then went over and beyond by verifying my warranty with Carrier for the replacement of the necessary part. He took the time to verify the labor warranty reflecting on my paperwork should have reflected 10 years not 1 year and ensure me that the part and labor were all covered. He was knowledgeable enough to catch the error on warranty coverage on the labor on my paperwork which someone with less experience would not have. He was professional, personable, and kind enough to answer all my questions. He returned early the next day with the replacement part, installed the part, and completed a diagnostic check to confirm all was well with my furnace. He made me feel very valued as a Done customer and reflected kindness in answering all my questions. He gets a 5-star rating with me and he is an asset to Done as an employee. He cemented my commitment to use Done for any needs I have for any repairs or replacements that they can provide in the future. Thank you so much Jay. You certainly made my year and saved me a ton of money by verifying my warranty.

Chad was awesome he reconfigured the pipe exiting the house for the sump pump so it didn’t drain on the sidewalk and added a coupling so I could remove the pipe when I mowed. He understood what I said and his people skills were fantastic. Chad was back to repair the outside spigot on 5/11/2022. Once again he provided a 5 star service. 4/27/23 garbage disposal service was awesome. Quick and cheap. Service providers gave me great info to keep my disposal clean and operating smoothly. As usual Done got it done

Prompt service, no hidden commuter charges, prices quoted on site following inspections. Justin snaked a clogged sewer line successfully. Jeremy (and Austin) assessing the cause of the back up were excellent in estimating further repairs.

Ben on the HVAC side of Done Plumbing & Heating did an outstanding job addressing a host of immediate and persistent issues with our furnace. The series of issues took a few days to resolve, such as compensating us for a wrong part being installed in our furnace by a peer, installing the correct parts, and diagnosing a persistent short cycling problem as due to a thick coat of dust and dog hair build up in A/C coil area that tripped the high limit. It was curious that: (a) I don't own pets since at this residence, and; (b) the company I'd employed for 3 years to "maintain and clean" my furnace didn't catch it during "annual service." Yet, Ben caught it and removed what was a sizeable mound caking/choking the furnace and over working the blowers within an hour of one day... Need I say more! And, is the other company in trouble?!

Today, Neil came to troubleshoot the cause of a loud water heater motor and probably solved the issue with a tank flushing. Plus, he provided comprehensive explanations and quotes for replacement/installation.

Nov 2017 - Once again we called Done for help. Thanks so much for the 3 crews that worked on our plumbing and heating problems. They were prompt, courteous, professional and worked hard on all the issues, advising what was going on each step of the way. They were a pleasure to work with. Gavin and Jacob came initially for preventive maintenance on our corroded kitchen pipes and to fix a leaking bathroom faucet. They also assessed a sewer problem and spotted a leak coming from the furnace. Jason and Jacob corrected the sewer line problem the next day. We appreciated Jason’s work attitude and ethic (so sincere) as well as his sense of humor. Thomas fixed the leak in the furnace and prevented a major problem down the road.

We discovered our backed up drain on 12/30/16. Lincoln came the next morning, determined the problem and fixed it so we could get the rest of it cleaned up. He was professional and personable, knew what he was doing. What a way to start a new year, but we were glad Done came to our rescue.

December 2, 2022 - Vincent came out and was done in about an hour to clear out sewer lines for preventive maintenance. He inspected 4 toilets and found the access to the sewer line in the furnace room. He removed and then replaced tables, chairs and other items that were blocking the access. After he was done, he moved everything back into place. He was friendly and helpful. It was a pleasure to work with him.

Frequently Asked Questions

How often should I have my furnace tuned up?

Most HVAC manufacturers and industry guidelines recommend annual furnace maintenance — once per heating season. For homes with pets, high dust levels, or occupants with respiratory sensitivities, staying on the annual schedule is especially important. Skipping service for multiple years allows small issues to compound and can void equipment warranties.

What is the best time of year to schedule a furnace tune-up in Denver?

Late August through October is the sweet spot — before temperatures drop consistently and before our schedule fills with emergency calls and installations. That said, Done performs furnace maintenance year-round. If you missed the fall window, a mid-season or spring tune-up is still far better than going another year without service.

Does a furnace tune-up really save money?

In most cases, yes. A furnace running with dirty burners, a restricted heat exchanger, or a poorly calibrated blower uses more gas to produce the same amount of heat. Cleaning and adjusting those components helps the system operate closer to its rated efficiency. The more significant savings often come from catching a developing problem — like a failing inducer motor or worn capacitor — before it causes a mid-winter breakdown and an emergency service call.

Is a furnace tune-up the same as a furnace inspection?

They overlap but aren’t identical. A tune-up includes cleaning and adjustment in addition to inspection — we don’t just look, we actively service the components. A stand-alone inspection is typically limited to assessment and reporting. Done’s maintenance visit includes both: a thorough inspection of safety and performance components plus the cleaning and calibration work that makes the visit worth having. See also our furnace repair page if the inspection turns up a needed repair.
